Terms and Conditions

Confirmation of Booking

A booking between the owners, to be known as floridasunhome, and the person(s) making the booking, the client(s) is valid only after the booking form has been completed and signed, the appropriate deposit(s) has been paid to the owners and the booking has been confirmed in writing, or E-mail, to the client(s) by the owners. Signing of the booking form constitutes acceptance of these terms and conditions, herein, by the client(s).

Occupation of home

Guests will only be allowed access to the villa from 4.00pm onwards on the first day of rental and agree to vacate no later than 11.00am on the last day of rental. This is to allow our cleaning staff to prepare the villa for the next guests. Failure to vacate by 11.00am will attract a further day's rental charge which the renter(s), client(s) undertake to pay. A deposit of $200/£100 per week is required for each week booked. This deposit is non-refundable in the event of cancellation. Our management company/agents must be informed of any extra guest(s), other than those named on the booking form, due to fire procedure regulations, and this will incur additional administration fees. Our villa is fully licensed for short-term rentals in Florida . Everyone occupying the property must be listed on the booking form, including small children. This is Florida state law and must be adhered to. The accommodation cannot be shared or sub-let and only the persons shown on the booking form are permitted to stay in the property. Persons under 21 years of age are not acceptable unless accompanied by parents or responsible adults. The owners & agents reserve the right to refuse admittance if this condition is not met. Failure to comply will render the booking void and no compensation will be paid. The occupants will be required to vacate the premises immediately upon any breach of the terms & conditions with no compensation.

Security Deposit

A security deposit will be required against any breakages, loss of key or damage caused during the rental period. Our management company will require to see a credit/debit card and take details. In the event of any charges being made you will be advised in writing. The renter(s), client(s) shall be held liable for the cost, without limit, of making good all damages or loss to the property, its furnishings or contents occasioned during the rental period, with the exception of losses or damage arising as a result of events insured by the owners.

Balance

The balance of the rental is due ten weeks before the holiday commencement date. floridasunhome reserves the right to cancel a holiday where full payment has not been received ten weeks prior to the holiday commencement date. Bookings made within eight weeks of departure require full pre-payment.

Cancellation

Should you cancel your booking the following charges will be applied. All cancellations must be notified in writing as soon as possible. More than 8 weeks £100 per week booked. Between 6-8 weeks 50% of rental cost. Less than 6 weeks 100% of rental cost. Clients are advised to ensure cancellation cover is included with their travel insurance policy. Should you fail to inform re. a cancellation or complete the agreed payment to floridasunhome, it will be understood that you have cancelled.

Swimming Pool

If any person(s) shall be unable to use the swimming pool in the villa due to repair or maintenance for a period in excess of 7 days, there will be a refund made of 5% of the weekly rental charge for each day the pool is unusable. No such refund will apply to a period of 7 days or less. The owners and their agents do not accept liability for injury howsoever caused, during the use of the pool and surrounds of the pool. Guests are strongly advised not to allow children to use the pool without adult supervision. Under the terms of the Florida state hotel/motel license conditions, pool access doors are alarmed for protection of children and as a reminder to keep the doors closed for air conditioning to work effectively. These alarms should not be tampered with. The pool is solar heated and this heat is supplied free. floridasunhome cannot guarantee the temperature of any heated pool as this will vary according to several factors, the main one being prevailing weather conditions, particularly during the cooler months. Supplementary pool heat can be supplied and if subsequently required, this will incur an additional charge. From time to time, the pool level may drop due to evaporation. Please make sure that the pool level is half way up the top level ceramic tile to ensure proper circulation of the pool water and also to avoid unnecessary problems with the pool equipment. A hose pipe is provided and you will be shown how to use it upon your arrival.

Pool alarms, pool doors & internal doors

The pool alarms must not be disconnected or tampered with in any way. This is Florida state law. If it is found that these alarms have been disconnected or tampered with in any way, the whole security deposit shall be forfeit. Any malfunction of the alarms must be reported to our property management company immediately. All external doors including the internal connecting garage door must remain closed at all times. It will be agreed by the renter(s), client(s) that the management company's agent shall have access to the premises at any reasonable time in order to ensure that the rental terms & conditions are being complied with.

Security Alarm

A security alarm has been installed in the home. The alarm has been installed for the safety and security of our guests and our home. Guests will be responsible for the key fob and any loss will incur $100 for replacement costs.

Safe

The safe is opened and closed with the security code supplied. The button on the front of the safe should not be depressed at any time. If the button is depressed, it will be necessary to call our management agents to unlock it with a special key. The management agents will charge a fee for this direct to the guest.

No smoking, BBQs, pets

For the safety and comfort of all our guests smoking is not permitted within the property. Animals and pets are not permitted in the home. Barbeques are not permitted.

Operator assisted telephone calls

All telephone calls throughout the US are free, however operator assisted calls are not. Any operator assisted calls will be charged for retrospectively together with an administration fee .

Trailers & towed vehicles

The home is situated in a gated community and all parking is off road. It is strictly prohibited to park any trailer or towed vehicle on the street. floridasunhome prohibits the use of the home's utilities, such as water & electricity, to be coupled up to any trailer or towed vehicle. Excessive use of such utilities will be charged to the renter, retrospectively, via the security deposit. The renter agrees to pay any fines or penalties issued by The Manors Homeowners Association or law enforcement.

Accommodation

During your occupation of the villa floridasunhome expects you to take all reasonable care and responsibility for the safety and security of the property (e.g. ensuring that the property is secured when you go out and supervising children to avoid domestic hazards and accidents). Please note that if only one week is booked there will be an additional cleaning charge of $95/£50 .

Violations, nuisance & annoyance.

Any violation to the terms & conditions herein, as well as any other activity, seen or reported and considered as inappropriate, to neighbours, residents or other persons, will be deemed as a breach of any contract between floridasunhome and the renter(s) (client(s) and as such, our agents will require all occupants to vacate the property forfeiting any remaining rental fees.

Topless sunbathing

Visitors to Florida should be aware that topless sunbathing, in public view, is contrary to Florida state law and any offenders caught will be fined. floridasunhome nor its agent, the management company, will be held responsible for the actions of guests.

Force Majeure & Insurance

floridasunhome cannot be held responsible for or liable in respect of any loss, damage, or changes caused by force majeure such as strikes, floods, closure of airports, weather conditions or other events beyond our control. It is a condition of the booking that all members of the party are covered by travel insurance which carries adequate protection against delays and cancellations, and has adequate medical insurance for the USA , and for your luggage and personal belongings.

Liability

During your stay, our agents and floridasunhome will not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or property, however caused.

Complaints

In the unlikely event of a complaint floridasunhome will undertake to rectify faults to your satisfaction. Please inform our local management company as soon as possible should you have any complaint. If you are not satisfied with any solution to a problem please let us know by email or by writing to us. floridasunhome asks that you always report any problems you may encounter directly to our management company otherwise we will not accept any responsibility as to recompense.
